Landitude Plots 28-Storey Bowen Hill Scheme

The covers have come off plans for a 28-storey apartment tower in a Brisbane priority area.

In plans now before Economic Development Queensland, Landitude Bowen Hills is proposing the tower of 148 homes for a site at 17 Hamilton Place and 26–28 Campbell Street in the Bowen Hills Priority Development Area.

The scheme would replace a low-rise commercial building on the approximately 1803sq m site.

The apartments would be of one, two and three bedrooms. Eight are designated affordable housing.

The tower would rise to 115.3m and three lifts would service the residential levels.

An activated podium would include ground-floor retail and community spaces.

Planned resident amenities include a pool, gym, sauna, steam room, yoga deck and barbecue areas on a recreation deck on the third storey. A 222sq m space for community use is included on Level 2.

Also planned are 62 resident car spaces and 20 visitor car spaces in two basement levels as well as 117 resident bicycle spaces plus 37 visitor bicycle spaces to support active transport.

The planned retail tenancies fronting Hamilton Place and Campbell Street are set back from the street to activate outdoor dining and pedestrian movement.

A public plaza is proposed for the corner under the scheme.

ASIC lists Landitude Bowen Hills directors as Tong Liu, Yingbo Liu and De Luo.

In its planning report, Urbis said the proposal aimed to deliver “housing supply and choice in a highly desirable location within inner north Brisbane”.

“The product mix has been carefully curated to achieve genuine diversity that is responsive to a variety of lifestyle needs,” it said.

The report said the design by Plus Studio was “responsive to the existing and future site context, leveraging its ... proximity to high frequency public transport, the inner city and surrounding major infrastructure and services”.

The site is within an area undergoing transformation as higher-density developments, up to 34 storeys, rise.

The DA is being assessed under the Priority Development Area framework that supports higher-density projects near Bowen Hills Station, the RNA Showgrounds and King Street.

Also in Bowen Hills, Lendlease and QuadReal Property Group’s build-to-rent project, Exhibition Place, topped out in December.

The 37-storey development will deliver 443 purpose-built rental apartments within the Brisbane Showgrounds.

Completion is slated for next year. It is expected to be Brisbane’s tallest build-to-rent development.
