First Home Blocks Settled at Stockland’s Kings Forest

The first blocks have settled at Stockland’s Kings Forest on NSW’s Tweed Coast, marking a pivotal shift to delivery at one of the region’s most significant greenfield projects.

The milestone follows last year’s $620-million acquisition of the 869ha site from veteran developer Bob Ell—a transaction widely regarded as one of the largest and most consequential land deals of 2025. 

The purchase cemented Stockland’s control of the long-planned community and set the stage for its rollout.

Less than 12 months on, that strategy is converting into sales and settlements. 

Close to 200 homesites have now sold, with the first buyers taking ownership and progressing plans to build. 

Homesites are currently priced from the high $700,000s, with lot sizes ranging from 392sq m to 610 square metres.

Stockland project director Alex Koerber said the commencement of settlements was an inflection point for the masterplanned community, which was expected to deliver more than 4000 homes for about 11,000 residents.

“This is when Kings Forest shifts from plans on paper to a place where families are actively preparing to build their future,” Koerber said.

“With land now settling and communal spaces already open, we’re seeing the community come to life for current residents while attracting future ones.”

Buyer demand has broadened beyond the Tweed Coast, with enquiries extending across the southern Gold Coast, Brisbane and Sydney. 

Koerber said early releases had been driven by local upgraders, while recent stages had attracted downsizers and lifestyle-focused purchasers seeking proximity to the Tweed Valley Hospital and established coastal amenities.

Critical community infrastructure is already operational, including a new park and playground featuring a basketball and netball court, bike pump track, shaded picnic areas and walking paths—signalling Stockland’s intent to deliver amenity alongside housing supply.

Monthly land releases are slated to continue throughout 2026, with the next residential stage due for registration in April and a new sales and information centre planned for nearby Casuarina.

Stockland said Kings Forest was the continuation of a legacy site and a strategic expansion of its residential pipeline in northern New South Wales—transforming one of 2025’s biggest land transactions into tangible housing delivery.
